Kellen Capital’s New Fund focuses on Repurposing Commercial Spaces

Repurposing Real Estate is as old as time itself but Marie Simonsen of Kellen Capital has coined the phrase: “Repurpose with Purpose” in her approach to redifining neighborhoods, and commercial buildings.

“When we Invest with Purpose we influence not only the environment, but we can attract different kinds of Investors to our projects”  says, Simonsen, “for instance, a Broker may be able to attract Doctors to invest or a Joint Venture if we repurpose to a Medical Building” 

Kellen’s new Opportunity Fund is designed to attract just the sort of Investor who wants to make less impact on the environment, but also to improve neighborhoods, and see a different sort of return than “shovel ready”  projects which generally have longer return times.  Since repurposing involves existing buildings or existing revenue producing properties, repurposing has fewer delays, and fewer regulatory hurdles. 

Marie got a lot of attention from her article:  “Investing with Purpose”  and wanted to put that same kind of focus and direction into her latest Fund. 

Most examples of people “investing with their concious” involve protest.  Investors look for 401Ks or Portfolio Managers who offer financial vehicles which conform to environmental, religious or animal rights practices.   Investing with purpose is proactively changing neighborhoods and making a lasting impact on our “spaces”.  

Brokers, investors, and accredited high net worth Individuals like the flexibility of making a difference:  “Clients light right up when we explain that Funds are available that are both concientious about the environment ~ re use old materials, AND they turn sometimes old vacant spaces into new businesses and growth. This is exactly what they want to hear, and we find it is easier to explain what the project is all about.  Explaining that a Fund is turning a run down factory into a Mall and Apartments is very helpful, and investors are open to this type of fund or Joint Venture”
