Virtual Staging is used by savvy home owners and real estate agents to quickly and inexpensively stage a vacant home, condo or apartment with furniture, rugs, art and more to help sell the property faster and often for a higher price than what a vacant property would sell for.

According to the National Association of Realtors, 90% of home buyers search for their next home online and over 85% of those potential home buyers say that the photos are the most important factor.  With so many vacant properties in the marketplace, to a buyer, they all start to look the same.   Virtual Staging helps buyers emotionally connect with a home because they are better able to envision it as their own, as well as simply understand it from the photos they view online, recognizing that a bedroom is actually a bedroom, for example.

Barbara Corcoran commented: “This is something new, it’s so inexpensive to do!   Because you have to realize that most people start their search online.  So here’s a picture of a real bedroom and now there it is virtually staged.  It costs very little money, a lot cheaper than buying the furniture.  If you look at the living room, it’s amazing!  I had to look twice to see that this is not a real living room.  There it is empty, there it is staged.  A great way to sell a house because it looks so much better!”

Modern Virtual Staging was pioneered by Virtually Staging Properties, Inc. (VSP)   The process of creating a virtually staged home can differ substantially between virtual staging companies.  Most use computer generated (CAD) images to act as furniture, rugs, pictures, and the like.  These items can often look pixilated, unrealistic and sometimes even cartoonish.  VSP, on the other hand, uses only real furnishings.  This significant difference results in an un-matched realism that attracts a buyer’s attention online and makes them want to go view the home!   Because without buyer traffic, it may never sell!
