IHG Hotels & Resorts (IHG), one of the world’s leading hotel companies, announces the signing of a Kimpton property in Rome, bringing its Luxury & Lifestyle brand to the Italian capital. Expected to open in 2029, the hotel is owned by Castello Sgr’s Rome Hotel Development Fund, whose sole investor is 1AM Rome Prime Real Estate Development Fund. Castello Sgr is a leading Italian asset management company specialising in alternative investment funds, primarily in real estate.

The Kimpton will become IHG’s third hotel in the Via Veneto area, strengthening its presence in one of Rome’s most prestigious districts. The hotel will transform an existing building into a luxury lifestyle destination in the heart of the city. The 114-room property will feature a rooftop bar, restaurant, internal courtyard, wellness facilities, and dedicated meeting and event space. A defining feature of the hotel will be the restoration and reinvention of an existing theatre, which will be transformed into a signature multifunctional arts and events venue, creating a unique cultural and social hub for both guests and locals.

The signing continues IHG’s expansion across Italy, following the recent milestone of more than 50 open and pipeline properties in the country. It also further strengthens the company’s Luxury & Lifestyle portfolio in Rome, where the hotel will join nine existing properties, including InterContinental Rome Ambasciatori Palace and Six Senses Rome, alongside the upcoming Hotel Alexandra Rome, Vignette Collection.

Willemijn Geels, Vice President, Development, Europe, IHG Hotels & Resorts, said: “Rome remains one of Europe’s most attractive luxury travel destinations, combining global appeal, rich cultural heritage and a thriving hospitality market. Italy is a priority market for IHG and one that has experienced tremendous growth in recent years, making Rome the ideal location to introduce Kimpton with this exceptional project. With its prime location, distinctive design vision and unique theatre concept, the property will bring a new Luxury and Lifestyle offering to Rome while reflecting the individuality and local character that the brand is known for around the world.”

Giampiero Schiavo, CEO of Castello S.G.R., said: “This deal reinforces Castello Sgr’s long-standing focus on the hospitality sector, pursuing a strategy centred on landmark properties and the creation of experiential destinations designed to appeal to a growing base of discerning international guests. Rome, in this respect, represents a unique destination, currently undergoing a profound renewal of its high-end hospitality offering and still presenting significant opportunities for distinctive and innovative projects, capable of generating attractive long-term value for our investors.”

Tomas Langaitis, Fund Partner, 1 Asset Management, said: “We are pleased to be partnering with IHG to bring the Kimpton brand to Rome. The property represents a unique opportunity to create a landmark lifestyle hotel in one of the city’s most prestigious districts. Together, we will deliver a destination that celebrates Rome’s heritage while offering a contemporary guest experience that resonates with international travellers and local residents alike.”

Luca Tomesani Melotti, Principal, 1 Asset Management, added: “The rebirth and reinvention of the building captures exactly the spirit of the project: a venue that is exclusive for our guests, while remaining vibrant and welcoming for the wider public.”

The hotel will be the second Kimpton property in Italy, joining Kimpton Villa Miramare Taormina and will add to 14 open and six pipeline Kimpton hotels across Europe. The signing also strengthens IHG’s growing footprint in the country, where the company operates 33 hotels and has 21 more in the pipeline, supporting the expansion of its Luxury & Lifestyle portfolio across Southern Europe and key gateway destinations.
