Our project The Cohesion Fibonacci, located on Panamalaan in Amsterdam East, has been nominated for the Nieuwbouwprijs Amsterdam 2025. This public prize awards projects that stand out in architecture, housing quality, sustainability and urban integration. Fibonacci was built by VORM 2025, developed on behalf of Stadgenoot, Rockfield Real Estate and VORM, based on a design by diederendirrix architects. The building houses 243 rental apartments, of which 49 are in the social rental sector and 194 in the mid-rent segment. The Cohesion Fibonacci is designed as a residential concept that is committed to community building and collective living, with shared facilities such as a living room, sports and laundry room, shareable utensils and a community manager who is actively involved in the daily living environment.

Contemporary urban living form

Fibonacci is known for its distinctive architecture inspired by the mathematical series and the way the housing concept connects young urban talent. In the AT5 report, a tenant talks about the balance between community living and individual freedom. The combination of shared facilities, workspaces and vibrant communal areas makes the building a model for contemporary urban living.

Apartments and co living concept

The project comprises 243 rental apartments, of which 49 are in the social sector and 194 in the medium-priced segment. The apartments are intended for young adults up to 33 years old, a target group that currently has a particularly difficult time in the housing market.

Within the residential concept of The Cohesion, a conscious decision was made to encourage community building. There is a communal living room, sports and laundry room, and a community manager who helps connect tenants. There are also sharing facilities available, such as a hoover or printer, which encourage the sharing of resources and space.

Sustainable design

Fibonacci was designed with sustainable urban development in mind. The building has its own heat and cold storage system to which all apartments are connected. Almost all apartments have an A+++ energy label. The green roof gardens not only provide a place for people to meet and relax, but also play a functional role in water collection and heat stress reduction. Approximately 200 m³ of water can be stored and reused during dry periods. The roof gardens also contribute to urban biodiversity, providing nesting places for birds, bats and insects.

The project is largely constructed from prefabricated building elements, including complete bathrooms. This has resulted in faster construction times, fewer transport movements and therefore lower CO₂ emissions. More efficient construction has also minimised material waste.

Architecture

The design consists of three volumes that are subtly rotated in relation to each other. This creates a stepped building that presents itself differently from every side. The façades are constructed from prefabricated elements with rich detailing and use of materials. A striking feature is the use of deaf façades with impressive windows that let light in but keep noise out. Instead of individual balconies on the outside, collective outdoor spaces have been created within the walls of the building and on the roofs. This creates a peaceful and sheltered living environment in the hustle and bustle of the city.
