Jerome Karam Reflects on the Mall of the Mainland Journey

Friendswood, Texas, United States – WEBWIRE

Jerome Karam, a Houston area property redeveloper, recently pulled off one of his biggest projects with the old Mall of the Mainland. Located in Texas City, Texas, the mall fell on hard times after thriving in the 1990s. Now, it’s been reformed and renamed as Mainland City Centre. The impact on the community is impossible to ignore as people return to the shopping center.

The Mall of the Mainland slowly died off over the last decade of its existence. This was not unique to Texas City, as malls worldwide were shutting down as consumer trends changed. By 2014, Mall of the Mainland evicted all remaining interior tenants so that they could formally shut down. Many in the community felt the impact of the closure, even if it died a slow death with very few reasons to visit the mall in the final years.

A couple of years later, Jerome Karam bought the mall to start focusing on a redevelopment project that would bring people back to this area. He started by buying a 150,000-square-foot building formerly occupied by Macy’s. Then he started breaking up different parcels and signing new tenants ranging from a church to a trampoline park. Business variety was a huge priority for Karam since he wanted the mall to be a true city center.

In 2020, the mall officially received its new name as the Mainland City Centre to reflect the changes. Having a variety of tenants brings in a unique mix of clients every day. It thrives, in part, due to its very convenient location off of Emmett F. Lowry Expressway and very close to Interstate 45. As is the case with every redevelopment project Karam takes on, location plays a significant role in his investments.

Mainland City Centre continues to fill up open spaces by signing on businesses that fit the mold of the location. They offer competitive rates as a way to give back to the community and ensure that it stays filled with businesses looking to invest in Texas City once again. This is one of the most significant projects Karam and JMK5 Holdings LLC ever tackled. To learn more about this family option in Galveston County, visit their website online.
