Numbers just in for Southwest Florida Real Estate Market Update: December 2021

It’s hard to turn on the news anymore and not hear something about Florida. Some stories are positive and some stories are negative. Whatever people’s opinions are, enough people like what Florida is doing to make the real estate market skyrocket.

Southwest Florida is where everyone wants to be and no one wants to leave. That makes for a supply and demand imbalance. That is why home values have gone up for the last few years at a higher rate than anticipated by anyone. For example, the average number of days on market (how long it takes homes to sell) is 40 in Fort Myers. In 2019 the average days were 101. Homes are selling faster and for more money. The same is happening in Naples, FL. Today the average days on market are 51 compared to 127 in 2019. Average home sales in Naples, FL have gone from $325K in 2019 to $522K in 2021.

All of Southwest Florida (almost every market) is what real estate agents would consider a seller market. From Bonita Springs to Fort Myers and Sanibel to Cape Coral it is a seller market.

It is hard to tell what is driving the interest for buyers in Florida again. It might be the fact Florida is a no income tax state, their welcoming attitude towards businesses, the fact they have no Covid mandates or just the obvious, the weather. Whatever it is, Florida is a destination for home buyers right now.
