In June, the Gazettes published a report about an ongoing dispute between tenants at a Long Beach apartment complex and the property management company, along with its owners. According to the article, most of the tenants recently received a three-day notice to vacate their homes due to the possible presence of mold.

Some of the tenants have now filed a lawsuit against the proper managers and landlord for failing to take corrective actions when the mold was first discovered. The lawsuit also seeks damages for medical bills, loss of earnings and other grievances.

Mold problems in multi-tenant apartments and condos can easily occur when water damage or elevated levels of humidity are not addressed in a timely manner. Mold can begin to grow in under 48 hours on most building materials, furnishing and personal belongings when enough moisture is introduced. The mold growth can not only damage materials, but can also quickly lead to indoor air quality (IAQ) concerns and potential health issues if building occupants are exposed to elevated levels of mold.

In California, tenants now have recourse when living in mold infested apartments due to a new state law that regulates housing conditions. It provides tenants with the ability to report mold problems as substandard housing.

“We hear about mold issues in apartments all the time,” said Michael Chapman, Laboratory Manager of LA Testing’s Huntington Beach facility. “Tenants should be on the lookout for signs of water damage and musty odors before they sign a lease. At LA Testing, we offer analytical services, sampling supplies and test kits to help identify mold issues which can be invaluable for both people looking to rent an apartment and for those already living in a property that they think may have an existing problem.”
