A new law in California is giving tenants living in a moldy rental unit recourse for the first time. The bill, which recently went into effect, amends the Health and Human Safety code that regulates housing conditions. It provides tenants with the ability to report mold problems to officials as substandard housing. Once reported, officials can demand repairs and fine landlords if the repairs are not completed.

Mold in apartments is a common problem. Although it seems to impact low-income housing the greatest, mold problems can occur even in luxury accommodations. Any type of water damage or the presence of elevated humidity levels can result in the growth of mold in a short period of time.

Tenants living in a moldy apartment may encounter various health concerns. These range from allergies and respiratory irritation to triggering asthma in some people with the condition. Exposure to elevated levels of mold can also result in hypersensitivity pneumonitis (HP) and some types of mold associated with moldy indoor environments can cause infections in people with a weakened or suppress immune system.

“Residents of California should not be forced to live in apartments with elevated levels of mold,” said Michael Chapman, Laboratory Manager of LA Testing’s Garden Grove facility. “The new state law finally gives tenants recourse to have mold problems in their home addressed. For tenants concerned about whether they are being exposed to elevated levels of mold, LA Testing offers comprehensive mold analysis, sampling supplies and even consumer test kits. These services not only provide valuable information about the presence of mold, but can also be instrumental for showing proof of mold if a tenant has to report a mold problem. Testing is also important after the problem has been addressed to show the mold problem has been properly remediated and resolved.”
