Argent and Manchester City Council have announced the practical completion of their joint venture development, The Hive, located in the heart of Manchester’s Northern Quarter. The landmark building provides circa 80,000 sq ft of cutting edge creative office space and workspace in Manchester, and is a new hub for business in this unique part of the city.

Located on Stevenson Square, The Hive is contemporary office space that appeals to a range of industries. Argent created The Hive to tap into the inspirational spirit of the Northern Quarter, helping to continue the ongoing regeneration, and setting a new standard for future developments in the area. The creative office space is designed by the HKR Architects Manchester, it features flexible, modern and relaxed workspace.

The stunning design has raised the bar for sustainable innovation by using the latest in green technology, an important component of modern business. The building has received a BREEAM ‘Excellent’ rating for its use of green planting on the rooftops, natural ventilation and energy efficient service systems. The building has also received a grade ‘B’ energy performance rating and with only one building in the UK having received an ‘A’ rating, this is further evidence of The Hive’s significant range of green credentials for the office space.

The Hive was constructed by Tameside-based Bardsley Construction, a £70m turnover multi-disciplinary business and the leading Partnering constructor in the North West of England with almost 80 per cent of its contract workload secured from repeat clients.

The Arts Council England and events venue specialist thestudio, have both taken creative office space at the building. This means that 40% of The Hive is now let, with encouraging interest in the remaining workspace.

Oliver Butler, project manager at Argent has worked closely with the project since its inception in 2007. “Seeing the finished product marks an incredible journey for all those involved in the delivery of this fantastic development. The vision was to create a landmark building for the Northern Quarter, and to help enhance the community with a great new facility. We are confident that The Hive will continue to attract a diverse range of businesses and generate further investment into this part of the City.”

Wayne Bardsley, chairman of Bardsley Construction, said: “We were obviously delighted to create such an innovative and striking building that epitomises the ongoing transformation of Manchester as a city and the Northern Quarter in particular.

“The Hive is a vision of the future of construction and the significantly reduced environmental impact it has on the city is something to aspire to with all future building projects.”
