As Manhattan rental apartments get more affordable, Kirby Sommers, creator of Landlord Links has made deal hunting even easier.

Ms. Sommers, a renter and a real estate broker in Manhattan, developed the concept of connecting renters directly to any landlord’s database. “People don’t need a tag along broker to help them find a great no fee apartment, they just need access to information,” she said.

And access to information is just what Landlord Links deliver. Written as guides similar to ZAGAT, a renter can get a comprehensive overview of an area that even good brokers can’t provide.

Although rents have fallen, there are still better deals that can be made. This year the median rent for one-bedroom apartments in Manhattan fell nearly 10% and rent for two-bedroom apartments dropped 15% in the Upper East Side, with a dramatic 28% in the hard-hit financial district.

“It’s not a membership website but rather a source for renters where they can snap up landlord data and find a really good deal,” says Daniel Rassman who recently rented an apartment using Landlord Links. “I got a list of every landlord on the Upper West Side, which is where I wanted to live, and included with the landlord info was a link that connected me to that landlord’s database. This is absolutely brilliant,” he added.

Making Landlord Links even more attractive are the incentives that a renter “sees” when linking into the landlord’s information. In addition to incentives such as free rent, many “no fee” apartments have the owner paying a broker fee – which users of Landlord Links can successfully negotiate for themselves as additional free rent.
