Clearwater Beach Condos - Sales Steadily Recover

Clearwater Beach has been a popular vacation destination for years because of its powdery white sand beaches and warm Gulf waters and these are also reasons Clearwater Beach condos have been sought out as vacation or second ’homes’ for people from all over the world.

During the real estate boom during 2003-2005 the sales of all Clearwater Beach real estate reached its peak in 2005 with 770 sales which included 666 condo and townhouse sales.  The next year, when the market began to crash, the total number of sales dropped dramatically to 329 with only 274 condo and townhouse sales.

From 2006 through 2008 there was little improvement - in 2008 there were only 333 total sales.  However, at the end of 2008 the Clearwater and Clearwater Beach real estate market started to see the beginnings of a recovery and since that point there has been a steady increase in sales.  In fact, 2011 sales were 40% higher than 2008 and even though this is not back to where it was at the peak there has been an increase every year since 2008.  (All of the figures quoted in this release are compiled from the MFRMLS database.)

As a further sign that this improvement is continuing, condo and townhouse sales in Clearwater Beach in January 2012 were 50% higher than they were in January 2011.

“With more people approaching or entering their retirement years, Florida real estate and especially beach area real estate is becoming very popular again,” says Ron Nedd, a Clearwater Beach Realtor who works with buyers from all over the world.  “This, coupled with the dramatically lower prices of Clearwater Beach condos, townhouses and homes, has caused quite a resurgence in the Clearwater Beach real estate market to the point where it is not unusual to see multiple offers being submitted for some condos.”
