Foreclosures & Mold Leave Many California Homes in Limbo
LA Testing offers mold and other indoor air quality (IAQ) testing services for homeowners, homeowner associations and lenders to help them deal with contamination issues in abandoned and foreclosed properties.
According to some reports California ranks highest in the number of foreclosures as compared to all other states. Just last month a number of leading financial institutions across California declared a short term moratorium on foreclosures to determine if proper foreclosure procedures had been followed.
Many homes across the state were caught in limbo as banks reviewed past foreclosure documentation. Thousands of these homes are not being maintained and continue to degrade. These homes are subject to acts of vandalism and water incursions from leaks, broken pipes and floods.
Any excessive moisture or standing water can quickly begin causing cosmetic and structural concerns and future health problems for building occupants. Within as short as 24 to 48 hours, mold can begin to take hold in these homes. This further complicates the future sale of these homes as flooding events and mold growth during a property sale needs to be disclosed in most parts of the country.
The water damage and mold growth is also costly to remediate and these abandoned and foreclosed homes often have no budget for necessary remediation work. Without proper remediation the presence of elevated mold levels in the indoor environment can cause allergies, illness and infections.
LA Testing, an affiliate of EMSL Analytical and a leading indoor air quality testing laboratory, provides analytical services and testing supplies to help identify microbial contamination from mold and bacteria in commercial and residential properties. “Many of these foreclosed properties could be environmental hazards for their future owners,” reported Ben Sublasky, National Director of Client Services for LA Testing and EMSL Analytical. “Proper testing and inspecting is the only sure way to ensure they don’t cause dangerous health conditions and expensive repairs for future owners.”
