Few Tenants in Puerto Rico Know if Radon is an Indoor Concern for Them

The reality is most landlords and property management companies have no idea if radon is an issue in their properties.

Throughout Puerto Rico and in most parts of the United States, the millions of people that rent or lease their home or business property have no idea if they are being exposed to high levels of radon. Many tenants are under the assumption that landlords or property management companies are required to test their rental property for radon, but this is rarely the case.
 
For most tenants, there are no specific laws regarding a radon disclosure. The reality is most landlords and property management companies have no idea if radon is an issue in their properties. Radon problems can be an issue in new or old properties. Since one cannot see, smell or taste radon, it can only be detected through specialized tests. Both the U.S. Environmental Protection Agency (EPA) and the U.S. Surgeon General have urged all Americans to protect their health by testing their homes, schools and other buildings for radon.
 
“Some years ago, the EPA funded A Radon Guide for Tenants to help educate people that rent or lease property about potential radon hazards,” said Harry Pena, President of Zimmetry Environmental. “The document states that because most indoor radon comes from naturally occurring radon in the soil, high indoor levels are more likely to exist below the third floor. This is why EPA recommends testing below the third floor. The guide also shares that in some cases, high radon levels have been found at or above the third floor, due to radon movement through elevators or other air shafts in a building.”
