A new website has been launched by local Realtor Wade Myers. The site, www.WadeHelpsHomeowners.com, was launched on 1/26/12 in response to the staggering statistic that 1 in 6 homeowners are having difficulty paying their mortgage.

“These are difficult times,” Myers said. “There is a lot of incorrect information and bad advice out there, and my goal with this site was to create a single source where a homeowner in distress can get accurate information.” Myers holds the CDPE Advanced certification for Realtors. CDPE, standing for Certified Distressed Property Expert, is a designation given to a Realtor who has gone through extensive training and exams focused on distressed properties and homeowners. He is looking forward to using the knowledge gained in his CDPE training to help those in danger of facing foreclosure.

The site features documents on the various options available for homeowners in danger of foreclosure. There are tips for working out payments arrangements with lenders for those possibly able to stay in their homes, along with benefits and drawbacks of each option. In some cases, retention of the property isn’t possible. In those cases, homeowners may have the option of a short sale.

Short sales, a concept that many have heard of, but know little about, involve an agreement between the mortgage holder and the homeowner to sell the property below what is owed to the bank. A lender may opt to sell a property “short” because the cost to the bank could be less than the expense of running through the entire foreclosure process. A short sale is also less damaging to the homeowner’s credit. A foreclosure limits a person’s ability to qualify for a mortgage for 5 years or more. A short sale limits that time to around 2 years.

“There are a lot of people out there who are in trouble,” Myers said. “They don’t know where to turn. I want them to know that there are options. This is a frightening time for many homeowners. It’s an extremely complicated process, and with my help as a CDPE, homeowners can get help without judgment, avoid foreclosure, and minimize damage to their credit.”
