‘Dream Team’ Travels to Alberta to Educate Canadian Snowbirds

An increasing number of affluent Canadians are fulfilling the dream of owning a second home in the United States but for many the process turns into a legal and financial quagmire.

With the Canadian dollar at an all time high against the US dollar and the continuing decline of US residential property values, it comes as no surprise more and more Canadians are thinking seriously about the purchase of a stateside winter home these days. But for Canadians looking to fulfill the dream of owning a winter home in the US the process is not as easy as many would like to imagine.

This is why Scott Gaertner, an associate broker with Keller Williams Northeast Realty in Phoenix, AZ, and Terry Richie, a Canadian Registered Financial Planner, are taking their “The Canadian Snowbird in America” presentation on the road.

In an effort to educate Canadian buyers, the team will be making three presentations in Alberta this coming week. The first will be made in Calgary at the Bow Valley Club on the 27th of November from 4-6 pm. They will be appearing at the Red Deer Golf and Country Club on November the 28th from 7-9 pm. Their last stop will be at the Derrick Golf and Winter Club in Edmonton, from 7-9 pm on November 29th.

The first hour of each presentation, Richie explains seasonal residency tax filing requirements, the implications of opening US bank and investment accounts, the management of Canadian investment and registered accounts, cross-border retirement planning and foreign exchange issues.

For his part, Gaertner focuses on the Greater Phoenix area housing market. Breaking the market down city by city and sometimes zip code by zip code, he explains how the sub-prime mortgage meltdown has impacted and will continue to impact property values not only in the US as a whole but the Phoenix area in particular.

Following the market overview, Gaertner speaks to a number of additional issues including the availability and purchase of foreclosed properties, available financing, and purchase time strategies.
