Housing Starts Up in San Diego County, Second Quarter, 2007

The most recent audit of our Land Tracker publication reveals a future proposed supply of 129,036 residential units, up from 123,808 from first quarter, 2007. These units are spread between 481 single family detached developments (up by 4 percent), 613 single family attached developments (up by nearly 11 percent), and 53 apartment projects, (also up by 10 percent) throughout San Diego County. These units range in status from those with no approvals to those that have recorded a final map and have begun grading. Attached product represents the largest percentage of potential units, with 64 percent of future supply or 82,142 units.
The San Diego Central is the region with the most planned attached activity with 37 percent of the proposed units followed by the South County submarket with 26 percent. The Interstate 15 Corridor and the Highway 78 Corridor each hold 12 percent of the future attached development with 8 percent located in the North County Coastal submarket. The East County submarket holds the least amount of proposed attached activity with just 5 percent of the total.
In the detached sector, the Highway 78 Corridor, with 35 percent, and the South County with 24 percent are the regions with the most planned activity, followed by 16 percent in the East County and 15 percent in the North County Coastal tab area. The Interstate 15 Corridor proposes 9 percent of the future detached supply with just 1 percent in the San Diego Central submarket.
