Santa Clarita/Antelope Valley New Home Sales see the first Two Quarter Increase Since 2003

Total net sales in the new home market increased for the second consecutive quarter, the first two-quarter increase since the second and third quarter of 2003. After a 21 percent increase in total net sales last quarter, this quarter sales increased by 12 percent to 685 net sales, the highest quarterly total since the second quarter of last year. Of the 685 net sales, 21 net sales were single-family attached at two projects in Valencia, while the remaining 644 net sales were single-family detached.
Two new attached projects entered the market this quarter, along with the one project from last quarter, for a total of three active projects, which is the most number of attached projects in the market since the second quarter of 2005. The three projects averaged 7.00 sales per week per project; although, only the two new projects recorded net sales, and they were only open approximately one week.
The detached sector saw ten new projects enter the market this quarter while 13 projects sold-out last quarter, for a net decrease of three active projects to 100. The 100 active projects averaged 0.62 sales per week per project, down from last quarter, but higher than the previous two quarters. Detached net sales increased by 9 percent from last quarter, the third quarterly increase in a row, after a five quarter slump from the third quarter of 2005 through the third quarter of 2006.
