Why is FSBO on the Rise? The New Face of the Real Estate Agent
With the rise of social media, another class of agents that is growing fast is what I call the “FACEBOOK MLS” group. These savvy new breeds of FSBOs are extremely adept at using email and social media like Facebook and Twitter to advertise their homes to thousands of their “friends”. They’re tapping into a source that potentially rivals the offerings of the real estate websites. 
 
There’s no way to count how big this market is, but some experts say the number is over 20%. If you consider that over 6 million homes were sold in 2013, that means over 1 million homes were sold FSBO.
 
Sellers have realized that the commission they pay comes out of their equity and that it’s not 6%, but in most cases 40-60% of their equity. The typical 6% commission is $6000 for every 100K their house is worth, taken out of their equity. Why bother with an agent when so much of the work is done on the Internet?
 
Zillow has seen FSBO listings more than double in the past 12 months, and in major real estate boomtowns like New York City, there’s been an even bigger jump. StreetEasy, a popular New York listing website saw a 30% growth in FSBO listings in 2013. To put it simply, the real estate market, like so many others, is no longer at the mercy of an agent.
 
So what has changed?
The biggest change is the Internet, the greatest democratizer of our time.
You no longer need a computer science degree and a real estate license to find out what your house is worth.  Buyers and sellers now are able to get the whole picture and interpret the data themselves. They no longer have to depend on a real estate agent’s opinion.  They can get an unbiased sense of what there house is worth with a few clicks of the mouse.
 
The real estate market, like so many others, is no longer at the mercy of the middle man. We even see this happening in the home rental business. It used to be that if you wanted to rent out your property, you needed to find an agent to handle the listing for you. Property owners—and vacationers or those looking for temporary housing—can now go to online clearinghouses like VRBO and AirBnB and find each other anywhere in the world instantly, minus the agent. This is exactly what’s happening in real estate.
