9 February 2014 -- Luxury home buyers who wish to live in the upscale Scottsdale and Paradise Valley areas have just 30 days to sign on with one of the area’s most successful realtors before he closes his “Luxury Buyers” list for the 2014 winter season.
RE/MAX Realtor John A. Sposato says he is offering the time-sensitive opportunity to a limited number of buyers because of the time required to properly service luxury home buyers, including those from out-of-state and Canada, and to negotiate the best final sales price on their behalf.
“In the past six months, we have seen the pendulum swing back in the buyer’s favor as more luxury homes have come on the market,” Sposato explains. “However, buyers in the $500,000-plus category require additional attention during both the search and negotiation phases. The search phase takes longer because I listen to their needs and make sure they are fully educated on their choices and have enough time to see all of their options. At the conclusion of the process, when most buyers are anxious to own their exquisite new home, I still have the high-stakes price negotiation to conclude. It takes time to get the best possible price, and I refuse to short-cut the process. I would rather refer clients who didn’t make my ‘Luxury Buyers’ list in time, to one of my other highly qualified buyer’s agents.”
Sposato says that luxury buyers often come from out-of-state and have time-sensitive schedules, giving them less time to conduct their search. He says that only an agent who is intimately acquainted with their desired areas is able to quickly search out and pick the properties they would want to view. He has lived and worked as a realtor exclusively in the Scottsdale/Paradise Valley area for 21 years and has clients who have bought and sold homes in most neighborhoods. This knowledge enables him to quickly eliminate poor locations, busy streets, and quirky homes that would waste his buyer’s time, make poor investments, or hinder resale ability.
