Large Non-Performing Note Buyers Added To USFS’ Buying Resources
FOR IMMEDIATE RELEASE: U.S. Funding Solutions, Inc. has added new large residential non-performing note buyers to expand its buying capabilities. These large residential NPN pool buyers have a huge appetite for residential non-performing notes in most states. Actually, the larger the NPN pools, the better. Additionally, they have a huge appetite for NPNs in Michigan (including Detroit), CA, NY, AZ, NV, TN and GA and are primarily residential note pool buyers. These NPN investors’ appetite for Michigan non-performing notes and in particular Detroit sets them apart from many buyers only looking for NPNs on more upscale properties. In addition to being Detroit MI non-performing note buyers, they are Detroit REO buyers.
“The non performing note business is a fast growing segment of the real estate business according to USFS president, Ron Stone. According to Mr. Stone, a 30 plus year business and finance veteran. “While the purchasing and selling of non-performing residential bank notes is not really new, the significant volume of available non-performing notes is up significantly since the financial crisis in 2007-2008. This is true for both residential notes as well as commercial notes although not many investors outside the non-performing notes arena are aware of the significant volume trading in this real estate segment.”
Mr. Stone went on to say, “In addition to the huge volume of available residential non-performing bank notes, there is a change in the typical NPN buyers. Residential non-performing note pool buyers have historically been banks but this is no longer the case. NPN buyers today are typically private equity firms, hedge funds, and large real estate investment funds that allow small investors to participate in the buying. There are even individual NPN buyers looking to “cherry pick” from large bank note pools. Purchasers of non-performing residential notes and note pools may take different approaches to their investment, including flipping the bank notes for a fast profit or modifying the notes to generate an income stream. Also, some buyers will purchase the notes with the goal of taking over the properties through foreclosure and converting them to rental properties. Some NPN buyers will use a combination of these strategies.”
If you are interested in selling non-performing notes (or buying) visit U.S. Funding Solutions’ non-performing notes blog or give them a call. They would be glad to add you to their growing database of non-performing residential or commercial note buyers and sellers. That will allow them to be able to notify you when these bank note pools become available or when a potential buyer of your notes contacts them looking for sellers.
