House Hunting Deal Breakers to Look Out For
If you’re looking to buy a home it can be hard to figure out what’s a deal breaker and something that you should be able to just deal with on your own.
Here we’re going to run through a list of things that should make you run away and things that you can just repair – but don’t be afraid to ask the seller to give you a discount for it! You’ll be surprised at how much you can actually save by dealing with things like ugly carpet and an old roof that you can fix yourself, so let’s go ahead and get started.
Run Away: Bad Plumbing
If the previous owners installed some kind of wonky plumbing system, you’re better off just finding another place to live. The last thing you want to do is end up in a house with strange plumbing and odd patches that you’ll have to spend years trying to fix it, not to mention how much you’re going to have to spend on plumbing.
Think About it: No Central Air
If there’s no central air installed in the home, it’s something you can retrofit for around $3-10k, and depending on how much this piece of real estate is going for that could be a steal of a deal. While no one has to install something that extensive when they’re moving into a place for the first time, you’re going to be much better off just sucking up and dealing with this kind of problem.
Run Away: Water Damage
If there’s water damage to the property it’s time to move on. You might think that you can deal with it, but if there’s surface damage who knows how bad the damage actually is deep down inside the house. Why chance a major repair when at best you’re going to get a few thousand dollars off at best? It’s just not worth it.
Think About it: Ugly Wallpaper and Carpet
These are just little things that you can fix yourself, there’s no need to throw away a perfectly good house (and a perfectly good discount) if you can get by with replacing the ugly carpet and fixing the walls with a coat of paint. If you’re trying to do hardwood floors, you’re going to want to think about the cost to install – if the home already has hardwood floors under the carpet you’ll have to have them resurfaced and sealed just to make sure they’re ready for your bare feet.
There are a lot of things that can be deal breakers, consider the cost to repair a major problem. If you can see a high bill in your future, find another home to buy. There are so many properties for sale when it comes to Canadian real estate that you shouldn’t become overly involved with just one property – you can always find another dream home for sale somewhere else, and it might even be better and cheaper!
