Zocalo Community Development Begins Preleasing Apartments at 2020 Lawrence

(Denver, CO) – Eager renters are already reserving their favorite apartments at 2020 Lawrence, two months ahead of the building’s opening. Zocalo Community Development has secured 20 leases at the 231-unit development located at the corner of 20th and Lawrence in Denver’s Ballpark neighborhood, according to Susan Maxwell, the company’s director of real estate.
“The strong response we have received shows that renters are hungry for a centrally-located property that offers good value,” said Maxwell.
Units in the 10-story apartment building will range in size from 475-square foot studios to nearly 1,200-square foot, two-bedroom apartments and will rent for between $1,025 and $2,305 per month.The project will offer residents a range of unique features including:
• A rooftop health center overlooking the mountains and furnished with state-of-the art fitness equipment
• Barks & Rec℠: A rooftop pet exercise area, featuring artificial grass
• Work Space: A work-at-home center, offering a conference room,computers and other workplace amenities for telecommuters
• A lobby-level demonstration kitchen and communal living room, featuring a gaming area equipped with Wii and Kinect.
• A rooftop lounge area with a hot tub, outdoor kitchen and fire pit.
• An enclosed, secure parking garage
• Zocalo’s signature Velo Room℠ – a fully equipped bicycle maintenance shop.
Most of the apartments will offer some type of outdoor space and all feature European-style kitchens with quartz countertops and washers and dryers.
Laura Gray, the first to sign a lease at 2020 Lawrence, said she was drawn to the development because of its central location and unique amenities.
“I looked at six to eight other options downtown and none of them compared to the experience offered (at 2020 Lawrence),” said Gray. “ I am looking forward to the rooftop health center and the rooftop lounge areas with the amazing views. I can just imagine the fireworks at Coors Field for the 4th of July from the roof of the building!”
May and Dan Song, who will move into 2020 Lawrence in February 2013, searched for an apartment for a year before settling on 2020 Lawrence.They even forfeited a deposit in another building to secure a spot in the new development.
“We went through several apartments and we just couldn’t make that decision because no other place met our needs,” said Dan Song. “When 2020 Lawrence became available we felt very sure that this was the place for us. There was a lot of value to what we were paying for.”
The Songs cited 2020 Lawrence’s close proximity to May’s downtown office, easy access to light rail and the project’s focus on sustainability as factors in their decision to lease in the building. The project is LEED Gold registered and will be one of the greenest apartment buildings in the nation when complete.
To earn its LEED certification, 2020 Lawrence will also boast a number of “green” features, including: Energy Star-rated appliances, superior indoor air quality, flooring and other finishes made of recycled and locally-sourced materials and high efficiency water fixtures, which use 34 percent less water than standard products. The building will also offer recycling on every floor as well as a composting program.
Overall, 2020 Lawrence residents are expected to spend 50 percent less on their utility bills than they would living in a similar non-LEED certified building. “I like the idea of having a green building. It’s definitely a plus on top of the location and price,” added May Song. 2020 Lawrence will feature more than 9,000-square of street-level retail space,giving residents access to services on-site. Zocalo is in talks to secure a restaurant for just over half of the space.Boston-based Berkshire Property Advisors, LLC is serving as Zocalo’s equity partner for 2020 Lawrence.
