USFS Announces The Addition Of Non-Performing Bank Notes To Its Note Buying Business

U.S. Funding Solutions, Inc. is expanding its private real estate Note business to now include brokering of non-performing bank notes and non-performing bank note pools nationwide.

U.S. Funding Solutions, Inc. has added the brokering of bank non-performing notes to its core owner financed note business to serve this rapidly growing niche. These non-performing notes and non–performing note pools are nationwide and cover the gamut of property types. Among the property types these bank notes are secured by are single-family residences, condos, multi-family units, office, retail, industrial, hospitality, mobile home parks, self-storage and healthcare facilities. Sellers of these non-performing bank notes include banks, asset management companies, hedge funds and individual investors. Many of these sellers are also buyers as they regularly adjust their portfolios.

Some banks are selling some of their non-performing residential notes as well as their non-performing commercial notes portfolio to satisfy regulators. “This is a rapidly growing business according to USFS president, Ron Stone. According to Mr. Stone, a 30 plus year business and finance veteran, “While the buying and selling of non-performing notes is not new, the sheer volume of available non-performing notes is up dramatically due to the financial crisis. This is true for both residential notes as well as commercial notes.”
Mr. Stone went on to say, “In addition to the sheer volume of available non-performing note pools is a change in the landscape of buyers. Bank non-performing notes buyers traditionally have been other banks but now we have a wide variety of buyers. These include private equity firms, hedge funds, and private investment groups. There are even individual buyers who look for pools where notes can be “cherry picked”. Buyers of these real estate notes can take several different approaches. These include flipping the notes for a quick profit, modifying the notes to produce an income stream and buying the notes with the intent of acquiring the properties through foreclosure.”
If you are interested in buying or selling non-performing notes visit their non-performing notes blog at or give them a call. They would be glad to add you to their growing database of sellers and buyers so they can notify you when notes you are seeking become available or when a potential buyer of your notes contacts them.
