Clearwater Homes and Condos Buyers Get Advanced MLS Tools
Clearwater, FL – 9/19/2011 – Ron Nedd, Realtor® with Charles Rutenberg Realty, has redesigned his website to provide some of the most advanced MLS search tools available for current and future buyers of homes, condos and townhouses anywhere in the Tampa Bay area.
Surveys done over the last few years estimate that from 70-90% of homebuyers now begin their search online. The most commonly used tool by residential buyers is MLS access where they can look at listings for properties that fit their specific criteria in areas they have interest.
This has been an especially useful tool for out-of-state buyers as it gives them a better understanding of what they can purchase in an area and at what price. It also allows them to narrow their search down before going to that area, thus making the time they spend in actually looking at properties much more efficient.
Over the last few years there have been many advances in technology that have given buyers access to even more information that they find useful when looking to buy a home, condo or townhouse. However, many of the sites that provide MLS access still only provide minimal tools.
The 10,000+ subscribers to Nedd’s monthly Clearwater Homes Clearwater Condos newsletter, were recently asked to participate in a survey of what MLS features they most wanted in addition to the standard ones already available on most sites. The top answers on the survey were 1) price history/changes, 2) ability to search by map, 3) ability to include or exclude foreclosures and/or short sales, 4) exceptional deals and 5) Walkscore.
After researching the various MLS software and services currently available, Nedd chose a service through Diverse Solutions which provided all of these features and much more. With the information on what buyers wanted and this new MLS service, he completely redesigned his Clearwater Homes Clearwater Condos site with the focus on MLS search tools.
Taking this a step further, in addition to the full MLS search page he prepared some customized search pages where buyers can look through listings which are focused only on:
- Exceptional Deals hand-picked on a weekly basis
- Residential Foreclosure Listings in Pinellas County
- Luxury Homes and Condos for sale in the area
Future plans are already in the works for creating pages for specific house and condo communities plus a mobile search app.
“Buyers want to look at listings and do their initial research on their own before getting help from a Realtor,” explains Ron Nedd. “In redesigning my site I wanted to give them as much information and as many tools as they could possibly want, and then some.”
