Pasadena, CA

Earlier this month it was reported by NPR that as the enormous number of foreclosed homes across the country slowly make their way back for sale in the real estate market, problems with mold growth are increasing. According to the article, “In some states, it’s estimated that more than half of foreclosed homes have mold and mildew issues. Realtors across the country say they’re seeing the problem in everything from bungalows to mansions.”

Many of these deserted properties sit unmaintained and become dilapidated while awaiting the slow foreclosure process. These abandoned properties typically sit vacant for months with no power and no ventilation. They are also subject to water damage from broken pipes, floods, leaks and acts of vandalism.

“Within hours of a water event, excessive moisture begins to cause damage to structural components and building finishes,” reported Ben Sublasky, National Director of Client Services for LA Testing and EMSL Analytical, a leading mold and IAQ testing laboratory. “These events often go unnoticed for weeks or even months and the moisture quickly results in the growth of mold. This damage can lead to poor indoor air quality, ruined building materials and even structural damage to the foreclosed properties. Affordable testing solutions do exist and are encouraged so that buyers understand the costs and implications of water damaged properties.”

The disclosure of flood events and mold growth during a property sale is a requirement in many states. The potential for legal liability due to mold can lead to stigmatized properties and many of these homes are sold as is. Inexperienced property buyers may not understand the damage to a property due to mold and occupant health issues that can occur.

To help educate the public about IAQ issues and indoor allergen concerns, EMSL Analytical and LA Testing have sponsored a public outreach video on the topic: http://www.youtube.com/watch?v=ZT60D6xKenE
