Properties being marketed for sale are increasingly being promoted as having high tech improvements such as home theatre rooms and security systems. Home technology innovations abound and concepts, many of which will be reality in the very near future, are hard to keep pace with. But how many of these attract buyers and, more importantly for vendors, can increase a sale price?

Focus on buyer appeal when choosing property improvements, “I don’t say this means every seller should invest in ’modernising,’ but it is definitely something home owners should address if they are renovating with intent to sell.”

Ms Edwards says the simplest way to start is by using power points, “Simply put, the more options you give people to plug in the better. For example, if you can provide double sockets on every wall in a room, I would do so.”

“For renovators, I suggest consulting with experts about maximising options for audio, which doesn’t necessarily mean putting in the speakers (just the cabling capacity), and also giving the next owners options for placement of screens”, Ms Edwards added.

“There is almost no end to the pre-wiring that can be done when renovating or building. Automated security coding, ’wireless’ accessibility and the capacity to work utilities remotely, for example, are considerations, particularly for top-end properties.”

Home renovators and home builders should think about the cost of introducing the latest technology in terms of whether it may increase buyer appeal, while remembering that presenting an existing home to the market in its best light is equally important.

“Futuristic home technology is not a selling point for everyone,” said Edwards, “because location, buy-in cost and upgrade options remain important factors for many buyers.”
