Moisture meters measure the percentage of water in materials. The technology used in them to locate water damage in buildings has advanced significantly over the last several years. The meters are not only used in building investigations, but also to determine if building materials are dry enough to be used in construction in the first place.

Today there are many specialized moisture meters on the market. There are even ASTM Standards for measuring relative humidity in concrete to determine if a concrete slab is dry enough to have flooring applied over it.

The two major types of meters, pin and pin-less (non-invasive), each have their own set of advantages. Meters utilizing pins operate on the principle of electrical conductivity. The actual pins on the meter penetrate the material being tested and the electrical resistance, which is influenced by any moisture, is registered. Pin-less meters use capacitance technology to register any moisture. A sensor pad touches the material and a radio signal is sent into the area to be tested.
